About this project
The City has approved a rezoning application for the Willingdon Lands site, a 40-acre parcel jointly owned by Musqueam Indian Band, Tsleil-Waututh Nation, and Aquilini Development located at 3405 Willingdon on the southwest corner of Willingdon Avenue and Canada Way. To support the proposed development concept, City Council also approved an amendment to the City’s Official Community Plan (OCP) to change the specific designation of the site from its existing ‘Business Centre’ designation to both the ‘Business Centre’ and ‘Urban Village’ designations.
The development will be as a moderate-density, mixed-use community with places to work, shop, relax, and enjoy nature. This vision includes:
- 5,239 units of housing including leasehold strata, market rental, moderate income rental, and affordable rental tenures in a variety of sizes
- live-work units
- 5,000 square feet of cultural centre and community gathering space
- 135,000 square feet of commercial retail spaces in a variety of sizes
- a daycare centre
- approximately 450,000 square feet of film studio space
- two large parks complemented by a network of trails, gardens, plazas, and a newly daylit creek
In order to gather feedback and opinion from residents, the City conducted a public survey, which was open from Feb 1-20, 2022, and held public information sessions on February 3 and 9, 2022.
