Burnaby is home to 16 high-amenity business centres in select industrial areas across the city. Each includes different combinations of offices, light and specialized manufacturing and research and development facilities.

These centres serve a range of sectors, including high tech, corporate, manufacturing, post-secondary education, television, film, entertainment and more. The business centres are centrally located and well-connected by arterial roadway and transit. Additionally, the stations on our two SkyTrain lines cater to many of our business centres, offering convenient access for everyone.

Burnaby is also a 'Smart City', with one of the most comprehensive high-speed fibre optic communication services in North America. It's one of the many reasons why several businesses choose Burnaby.

Discovery Place: BCIT opened in 1979 to accommodate advanced scientific and technological research activities. Located between the Metrotown and Brentwood Town Centres, you can access the business centre easily by public transit, and by car via Canada Way, Willingdon Ave and Highway #1.

Today, the business centre is home to BC Liquor Distribution Branch (corporate head office), Clarius (head office), Delta-Q Technologies, Douglas Lighting and Controls (a Panasonic company), Electronic Arts Canada, Greenlane Biogas (headquarters), Knowledge Network, Kodak Graphics Communications Canada, LifeLabs (head office), Pacific Blue Cross (head office), PMC-Controls, Schneider Electric (solar head office), Tantalus Systems, Xantrex Technology, and Xenon Pharmaceuticals.

Discovery Place - SFU opened in 1982 and is located on Burnaby Mountain--southeast slope--with access from University Dr. The future development of high technology and knowledge-based industries is underway to enhance the SFU community and commercial enterprise link.

The centre is home to Alectos Therapeutics and Fraser International College.

  • Partially developed, 3.2 hectares (8 acres) with a focus on high-tech industries.
  • Adjacent to SFU and the award-winning UniverCity community.
  • Access from Gaglardi Way, bus service to Production Way/University SkyTrain station (Millennium SkyTrain Line).

The Marine Way Estates Business Centre opened in 1989 and is located in Burnaby's Big Bend area. The centre is a mix of light industrial flex space and corporate offices.

The centre is home to Artron Laboratories, Creation Technologies (head office and manufacturing), QAI Laboratories (head office) and Vanrx Pharmasystems.

  • Mostly developed with some remaining undeveloped sites and redevelopment potential of older buildings.
  • Access from Marine Way, North Fraser Way and Boundary Rd.

The Marine Way Boundary Business Centre is an industrial area located directly north of the Marine Way Estates Business Centre. Currently, the centre is a mix of light and heavy industrial, manufacturing and warehousing firms.

The centre is home to BC Road Builders and Heavy Construction Association, Pacific Coast Floral Wholesale and United Flower Growers.

Key facts:

  • 30.3 hectares (75 acres), semi-developed area with some development sites remaining.
  • Access from Marine Way, North Fraser Way and Boundary Rd.
  • Connections to Metrotown SkyTrain Station via bus route #116.
  • Amenities include nature trails along Fraser River and Riverway Golf Centre.

Glenlyon Estates opened in 1995 and is located near the Fraser River in Burnaby's Big Bend area.

The centre is home to Ballard Power Systems (corporate headquarters), Best Buy Canada, Cayenta, CPA Canada, Dorigo Systems, Hospital Employees Union (provincial office), Houle Electric (corporate office), LivaNova, LMI Technologies (head office) and Ritchie Bros. Auctioneers (international head office).

  • Partially developed with some remaining serviced and development sites.
  • Access from Marine Way via Glenlyon Parkway.

The Riverfront Business Park opened in 1998 and is located in the southeast area of Big Bend. The centre is a mix of business offices and light industrial firms.

The centre is home to Algo Communication Solutions, Alpha Technologies, Columbia Skylights, Core-Mark International, Everland Natural Foods, Grand and Toy (regional distribution centre), Mott Electric (head office), Old Dutch Foods, Pacific Specialty Brands, Ringball Corporation and Vanguard Steel.

  • Access from Marine Way via Byrne Rd.
  • Connections to Metrotown SkyTrain station via bus route #116.

Burnaby Business Park is located in the Big Bend area, next to the Riverfront Business Park and Glenwood Industrial Estates. The centre is a mix of light industrial firms, including manufacturing and warehousing.

The centre is home to Avalon Dairy, Coast Wholesale Appliances, Garibaldi Glass, Refrigerative Supply (head office), Retroteck Windows, Source Office Furniture, Stylus, Tippet-Richardson, Viking Fire Protection and Watson Gloves (head office).

  • 33.6 hectares (83 acres), mostly developed with some remaining development sites.
  • Access from Marine Way via North Fraser Way and Byrne Rd.
  • Connections to Metrotown SkyTrain Station and Edmonds SkyTrain Station via bus route #116.
  • Amenities include Burnaby Fraser Foreshore Park and the developing urban trail network along the Fraser River.

Glenwood Industrial Estates is located in the Big Bend area, adjacent to Burnaby Business Park.

The centre is home to A-1 Windows, ABC Recycling (head office), CaesarStone Canada (showroom and warehouse), Canadian Motion Picture Park, Conte Foods, Ever-Cold Storage, Horizon Distributors, Iron Mountain, Panavision, PBX Logistics, Snow Cap and Upper Canada.

  • 36.4 hectares (90 acres) with a focus on business offices and light industrial uses such as specialized manufacturing, warehousing and wholesale distribution, R&D and engineering activities.
  • Mostly developed with some remaining development sites.
  • Access from Marine Way at North Fraser Way.
  • Connections to Metrotown SkyTrain Station via bus route #116.
  • Amenities include Burnaby Fraser Foreshore Park and the developing urban trail network and public viewing platforms along the Fraser River.

The Bridge Business Park is to the southwest of Brentwood Town Centre at Boundary Rd and Lougheed Highway. The centre is a mix of film studios, professional offices and other businesses.

It is home to Accent Inn, Alture Properties, Bridge Film Studios, Business Development Bank of Canada, Earl's (restaurant), Home Depot, ICBC Driver Licensing Service Centre, Neil Squire Society (head office), Swiss Chalet (restaurant), Trauma Tech and Ventana Construction.

  • 23.1 hectares (57 acres), with a focus on offices, light industrial, film production, retail and building supplies firms.
  • Fully developed with redevelopment potential on some sites.
  • Access via Lougheed Highway and Boundary Rd.
  • Well served by the Gilmore SkyTrain station.
  • Amenities include restaurants, a hotel and Brentwood Town Centre.

The Holdom Business Centre is an industrial area designated for higher density office development.

The centre is home to Coastal Ford, Gardenworks, Self Storage Depot, Wesco Distribution, Westburne Electrical Supply and Wolseley Mechanical Group.

  • 11.3 hectares (28 acres) with redevelopment potential as outlined in the Holdom Station area guide plan.
  • Well served by the Holdom SkyTrain Station.
  • Access to Brentwood Town Centre.

The Lake City Business Centre opened in 1952 and is located on Lougheed Highway, west of Gaglardi Way.

The centre is home to AECOM, ALS Environmental, Amgen, Glentel (corporate headquarters), Global TV, Golden Boy Foods, H.Y. Louie Company, Library and Archives Canada, Mammoth Studios, Microsemi, Peregine, Qwick Media, Source Medical/Cardinal Health, Spectrum Signal Processing (Canadian headquarters), Squirrel Systems (head office), Swiss Water Decaffeinated Coffee Company (head office), TM Engineering, Traction on Demand and William F. White International.

  • Significant developmental potential on sites occupied by older buildings.

Willingdon Park Business Centre opened in 1985 and has 9 office buildings totalling about 92903 sq.mt (1 million sq.ft) occupied by business offices and high-tech industries. The centre is located alongside the Central Valley Greenway.

It is home to Aerotek, Canada Wide Media, Capcom Game Studio, Fortinet Technologies, Fortis BC (customer service centre), Hub International Insurance (head office), Konica Minolta Business Solutions, Kraft Canada (regional sales office), LifeScan Canada (head office), McDonald's (headquarters and training centre), Nokia, Peter Kiewit Sons (head office for Western Canada), Radisys (R&D), T2 Systems Canada, Variety - The Children's Charity, WorleyParsons and more.

  • 11.3 hectares (28 acres) with a focus on office and high-tech uses.
  • Walking distance to Brentwood Town Centre; close to Gilmore and Brentwood Town Centre SkyTrain Stations.
  • Bike access via the Central Valley Greenway (a multi-purpose trail) connects directly to the business park.
  • Bus services available - bus route #129 on Gilmore and routes #25, #123, #130 on Willingdon.
  • Access from Trans Canada Highway (Highway #1), Willingdon Ave and Gilmore Ave.

The Dominion Canada Way Business Centre is to the south of Highway #1.

The centre is home to Bayshore HeathCare, Beedie Group (head office), BSM Technologies, Delta Burnaby Hotel and Conference Centre, Euro Ceramic Tile (head office), Gateway Casinos and Entertainment (head office), Grand Villa Casino, Magil Construction, Moneris, Promax Audio Visual Systems, Regency Medical Supplies, Strive Living Society (head office) and Timeco (head office and service centre).

  • 9.7 hectares (24 acres) with a focus on office, warehousing, distribution firms.
  • Quick access to Highway #1, SkyTrain Stations and bus routes.

Eastbrook Executive Park is located in the Still Creek area.

The centre is home to Costco (wholesale and regional office), ProOrganics, Tevelec West and The Keg (restaurant).

Willingdon Green Business Centre is located near Canada Way.

The Deer Lake Business Centre is located on Canada Way.

The centre is home to The Accounting Store, Agricultural Land Commission, Bayside Property Services, Burnaby Winter Club, Canadian Union of Public Employees (CUPE), City of Burnaby (administrative offices), Community Living BC, Fraser Health - Burnaby Public Health Unit, International Union of Operating Engineers - Local 115 (head office), Kidney Foundation of Canada, Natureland Bio Products, Pacific Western Brewing Company and Strataco Management.

  • Quick access to the Trans Canada Highway (Highway #1) and Canada Way.
